Are Homes With Private Swimming Pools in McLean Common?

Summer is over and for many it one without getting an opportunity to take a dip in a pool. While the vast majority of folks have access to a community pool, COVID-19 social distancing restrictions severely limited access to these community pools this past summer. Although, both Pfizer and Moderna announced promising test results with a COVID-19 vaccine, it may be well past next summer before the vaccine can be mass produced and readily available to the public, compelling folks to go another year without a dip in the pool.

Of course, there are homes that come with their own private swimming pool and in this article we analyzed the detached homes that sold in 2019 and 2020 in McLean that have their own private swimming pool. We wanted to get a sense of the number of homes that sell with private pools, along with the median price one would expect to pay for a home with a private pool. Before COVID-19, very few home buyers specifically sought out a home with a private pool, nevertheless, we believe that private pools add value to a home and one would expect to pay a premium for these homes. In this analysis, we analyzed all the detached homes that sold in 2019 and 2020 year to date. We excluded both townhomes and condos because these types of properties typically only have access to a community or association pool. Below are the findings:

McLean homes with a private pool represent less than 13% of all sales. So far in 2020, there were 74 homes that sold with a private pool in McLean, for a median price of $1.4M. This represents a 4% discount below the average detached home price of $1.5M.
